The Assignment: This homeowner commissioned our studio to reimagine her childhood home through a first floor renovation and addition, plus a second floor ADU addition. The interior spaces will be reconfigured to open the floor plan, raise ceilings and increase natural light, and improve mechanical systems, while conserving important meaningful childhood memories.

Currently: Construction has started! Framing is in progress.

Sustainable Features: With a radiant floor heating, high-efficiency water heaters and appliances, triple-glazed windows, spray foam roof insulation, pervious hardscape, stormwater retention, Laundry-to-Landscape irrigation, PV solar collectors, and battery and car chargers, the structure will comply with LA’s All-Electric Buildings Ordinance.

Standout Details: The home is sited at the bottom of a western slope, where morning light is abundant yet the home is shaded in the afternoon. Clerestory windows and borrowed morning light are important drivers in the design. Additionally, the western slope will be terraced to create an area for a citrus garden and will significantly expand the use of the back yard.
