ON THE BOARDS

Traditional Renovation & Addition

Pacific Palisades, CA

Project Type: Renovation and addition to home damaged in the Palisades Fire
Project Size: Approximately 4,000 SF
Current Phase: Design Development

Project Team
Project Manager: Katie Peterson-Hesketh
Job Captain: Tony Malyan
Design Associate: Jake Betts

The Assignment: Renovate and expand a two-story home damaged in the Palisades Fire into an approximately 4,000 sq. ft. residence. The rear structure will be rebuilt as a new ADU. Inspired by traditional vernacular architecture, the design will accommodate the needs of a modern family and integrate new hardscape and site enclosures around the existing pool.

Currently: We are nearing the end of the Design Development phase. Interior elevations have been developed for each space; and we are now working toward our City submission, working closely with the civil engineer and structural engineer.

Standout Details: Fire safety guided key decisions, including increasing the distance to the ADU, relocating the trash enclosure out of Zone Zero (regulations that require an ember-resistant perimeter extending five feet around all structures), and selecting fire-resistant exterior materials, with additional fire-resistant features to be incorporated as the design progresses.

Sustainable Features: Proposed features include permeable hardscape, tankless water heaters, PV solar, EV charger, and natural ventilation.
