The Assignment: Expand and renovate a 1990s house for a family of five. Improve the Spanish Colonial Revival details while incorporating convenience, modern technology, materials and fixtures. 

Currently: This project is in plan check; our team is completing the CD set, including continued review with interior designer Kristen Panitch and the homeowners.

Standout Details: A new stepped and planted terrace makes a greener, more gracious connection to the lawn. The existing basement will be lowered and expanded to provide a new rec room, media room, and gym.

Sustainable Features: Permeable hardscape will be added throughout the site and a new rain garden at the rear yard. New insulation, weathertight windows, and high-efficiency tankless, gas water heaters will reduce energy use. Proposed: solar PV panels for main house and pool house roofs; Tesla Powerwall battery backup.
