The Assignment: Expand and renovate a 1990s house for a family of five. Improve the Spanish Colonial Revival details while incorporating convenience, modern technology, materials and fixtures. 

Currently: Construction began in August and we issued the CD set in October. We received supplemental permits for a few design updates in November. Foundation underpinning is ongoing, with the start of framing anticipated in February.

Standout Details: A new stepped and planted terrace makes a greener, more gracious connection to the lawn. The existing basement will be lowered and expanded to provide a new rec room, media room, and gym – which will first function as a model-building and wood-carving workshop. We also added a second exterior stair to allow access from the exterior, without traveling through the new media room.

Sustainable Features: Permeable hardscape will be added throughout the site and new rain gardens at the rear yard. New insulation, weathertight windows, and high-efficiency tankless, gas water heaters will reduce energy use. Proposed: solar PV panels for main house and pool house roofs; Tesla Powerwall battery backup.
