ON THE BOARDS
Ranch House Renovation & Addition
Los Angeles, CA
Project Type: Partial renovation and addition
Project Size: 915 SF addition to an existing 3,520 SF home
Current Phase: Construction Administration
Project Team
Project Manager: Kyra Bauman
Job Captain: Ben Jensen
Design Associate: Greer Geissman
The Assignment: The existing home has dramatic vistas from its rear windows, but the low ceilings and short windows and doors cut off the views from inside the house. Our team’s main goal is to address this and also boost curb appeal while fire hardening this 1960s ranch house. Along the way, we’re adding ensuite bathrooms to each bedroom, and even converting one bedroom suite to an attached ADU.
Currently: Framing is in progress, and our team is visiting the site regularly for construction meetings with the project team.
Standout Details: We are adding roof dormers, transom windows, and vaulted ceilings in the living room and family room to dramatically open up the surrounding views. The interiors will feature updated fixtures and finishes throughout, and will be defined by oak millwork to bring warmth.
Sustainable Features: Natural ventilation is an important part of the project, and we are taking advantage of the large roof for solar collectors. Roll-down insect screens on the new large window assemblies and remote operable skylights will help the homeowners comfortably vent the home day and night. The new driveway paving will be permeable, and we are keeping the existing pool in place.
