The Assignment: Our firm was commissioned to design a gracious home for entertaining, and a welcoming shelter for visiting adult children. The proposed plan also includes a detached 800 SF ADU, a new pool, and hardscape. We drew inspiration from Midwestern vernacular architecture (gabled roofs, metal-roofed porches, double-hung windows, and attic venting).

Currently: After receiving approval for the main house from the Home Owners Association (HOA), we are currently working through final Design Development revisions and continuing interior architecture selections. Soon, consultants will begin work for Construction Documents (structural engineering, civil engineering, landscape design, and Title 24 preparation).

Standout Details: Our designs include a small second kitchen, a large tilt-up party-time window and oversized double-hung windows, inspired by the Isabel Marant store on Melrose Place. Other fun features are the hidden bar in the great room and a “secret” room in the basement, accessible through two concealed locations in the home. On the second floor, we are designing a two-sided ethanol-burning fireplace between the primary bedroom and bathroom, as well as a stunning window-lined home office space.

Sustainable Features: With a VRF HVAC system, triple-glazed windows, spray foam roof insulation, preserving the mature jacaranda tree, pervious hardscape, stormwater retention, Laundry-to-Landscape irrigation, PV solar collectors, battery and car chargers, high-efficiency water heaters and appliances, the structure will comply with LA’s All-Electric Buildings Ordinance.
