Mediterranean Revival

When our homeowners purchased this historic 1921 Mediterranean Revival residence, the building was already under a Mills Act contract. Within this program, the owner receives tax benefits to restore and maintain their historically significant home; and are required to gain City approval for any changes to ensure the integrity of the home is upheld. Our team, in collaboration with interior designer Kristen Panitch and thoughtful homeowners, carefully considered every design choice under this lens.
We retained many of the original features of the home – including steel casement windows, mouldings, paneled doors, intricate ironwork, paneling and more – while integrating new elements to fit the needs of an active family of four. The service quarters were reconfigured into a new gym and walk-in pantry; the existing primary bath was expanded; low second-floor ceilings were vaulted; and the garage was converted into a new ADU.
Other details, like the dining room’s coffered ceiling, were restored after finding the original architectural plans. We integrated a large widescreen television and other equipment within the original mahogany paneling of the library, using existing niches as hidden speaker locations. And in the guest suite’s bath, vintage tile was lovingly sourced to replace broken tiles. There are so many of these delicate details throughout the home, now a delightfully artistic family haven for now and years to come – with a very special history.
