Project Size: Approx. 2,500 SF, including basement and garage
Current Phase: Construction Documents

Project Team
Project Manager: Ari Engelman
Job Captain: Ben Jensen
Design Associate: Mher Khachikian

The Assignment: On a steep hillside lot, we devised a tranquil guest house/spa that respects the sentiment of the existing main house – with an emphasis on health and respite, indoor and outdoor connection, and sustainable technology. The dramatically sloped site also requires substantial grading and new retaining walls.

Currently: The project is currently in the bidding phase for the new house and site design; site demo is almost complete.

Standout Details: A wall of gliding glass doors that completely open the living room to a covered porch; above the doors will be a descending TV that can pivot (so that it can be viewed from either from the living room or the porch). The porch will have motorized roll-down motorized screens, and include a spa/small pool.

Sustainable Features: With a VRF HVAC system, spray foam roof insulation, pervious hardscape, stormwater retention, PV solar collectors and battery storage,  the structure will comply with LA’s All-Electric Buildings Ordinance.
