English Arts & Crafts Revival
Beverly Hills, CA
Set on a mature, tree-lined street in Beverly Hills, this 1927 residence has been comprehensively reimagined through a substantial addition and careful renovation, aligning the house with contemporary patterns of family life while preserving its historic character.
The assignment expanded the home by nearly 1,200 sq. ft., introducing on the ground floor a guest suite, laundry, family room, kitchen, and garage; with children’s bedrooms, ensuite baths, and a rear staircase arranged above. Within the original home, the renovation created a sunny living room, paneled dining room, and private study. The principal staircase was refined and top-lit by a new ceiling sash, leading to a spacious primary suite with separate his and her closets and baths.
A key challenge was reconciling the scale of the addition with the historic character of the original home and detached pool house. The design introduces modern features while preserving a generous south-facing lawn, complemented by stone-paved terraces and a new pool. Deep porch roofs shade the south-facing windows and doors, reinforcing the home’s architectural language.
Material and crafted elements provide moments of intimacy and surprise: a finely scaled west-facing balcony off the primary bedroom; a pivoting bookcase conceals a bar within the living room alcove; shadow-box paneling lends depth to the dining room; and a reclaimed brick fireplace anchors the family room.
The property was originally designated as a through-lot with two official front yards. TBA successfully advocated redefining the rear street as an alley, allowing an expansion from the historic front façade to the rear of the site, yielding a coherent and unified home, at once rooted in tradition and responsive to modern living.
